For foreclosure sale auctions conducted in California on or after January 1, 2021 (until January 1, 2026), with respect to properties containing from one to four residential units, the post-auction bid process described in Civil Code section 2924m may apply. No interest will be paid on bid funds submitted to the trustee pursuant to any post-auction bid process under 2924m. The post-auction bid process in Civil Code section 2924m does not apply unless the property subject to sale contains one to four residential units and does not apply if a prospective owner-occupant is the last and highest bidder at the trustee’s sale and timely submits an affidavit or declaration pursuant to Civil Code section 2924m(c)(1).

All post-auction Notices of Intent to Bid, Bids, affidavits and declarations must include the bidder’s phone number and mailing address. Nestor Solutions, LLC will not provide the amount of the last and highest bid via telephone.
